QMB Innovation Centre is located at 42 New Road, Whitechapel, London E1 2AX.

The QMB Innovation Centre is a purpose-built life sciences innovation centre in East London offering commercial Category 2 (CL2) wet & dry laboratory spaces as well as office facilities for science and tech companies.

The spaces that we offer include:

• CL2 laboratories with write-up areas
• Office & breakout spaces
• Individual suites (~300–1,200 sq ft)
• Larger self-contained floors (up to ~11,000 sq ft)

The following amenities are provided with your lab space:

• Containment level 2 (CL2) laboratories
• Fume hood extraction system in ceiling voids for ducted fume hoods
• Non-recirculating air regimes, with 8-12 air changes per hour
• Flexible laboratory and write-up space configurable to your needs
• Chemical-resistant Trespa workbenches
• 3-phase electrical supply
• Domestic and soft water
• Negative/positive air pressure between the laboratory and write-up space
• Intelligent lighting system
• Emergency powered lifts with built-in extractors for safe transport of gases
• Dewar store for gas storage and fire-rated solvent cabinets
• Emergency generator for critical equipment e.g. -80 freezers
• Facilities room (glass washer, autoclaves, ice machine, and purified RO water facilities)
• Fully integrated BMS system to control the internal infrastructure

QMB’s facilities are suitable for those who are working in Life sciences, biotech and tech start-ups. Our lab spaces have been suitable for a range of scientific teams which need CL2 labs.

QMB offer a 24/7 access model, with CCTV in place. This means you can enter at any time of the day without issue.  

There are 65 cycle spaces available on the QMB premises.

We offer a full-time on-site maintenance team, which will be happy to help repair any room issues and any faulty equipment.

Not to worry! We offer virtual tours around the QMB premises. You can click through and see the meeting rooms along with the lab spaces.

At QMB, we understand that start-ups may not have the security for a long-term lease. Which is why we offer flexible leases for our lab spaces.
